How to Choose the Correct Registry Search: Predio vs. Tomo in Yucatán

Predio vs Tomo Guide

When consulting the public property records in Yucatán through the Dirección del Registro Público de la Propiedad y del Comercio (RPP), users encounter a fundamental fork in the road: should you conduct a search by Predio (plot/folio) or by Tomo (historical volume ledger)?

1. Modern Predio: Electronic Folios (Folio Electrónico)

Properties digitized or transferred in Yucatán over the past twenty years possess a computerized Folio Electrónico. Querying by Predio requires specifying the municipality (e.g., Mérida, Progreso, Valladolid), locality, street name/number, and official plot number.

Benefits of Predio queries include real-time computerized verification, instantaneous listing of active liens, mortgages, and ownership title chains without waiting for archivist intervention.

2. Historical Tomo: Physical Leather Archive Books

Older properties, historical colonial estates in central Mérida, or properties that have remained within a family without a deed transfer since before 2000 are indexed under physical books known as Tomos. A Tomo search requires four coordinates: Tomo (Volume number), Libro (Book), Volumen, Foja (Page), and Inscripción (Entry number).

Statutory Authority — Ley del Registro Público de la Propiedad del Estado de Yucatán: "El folio electrónico sustituye progresivamente a los libros físicos tradicionales, conservando la prelación y validez jurídica de las inscripciones históricas registradas en tomos."

How to Prepare Before Consulting the Official Portal

Review your existing Escritura Pública (deed) or latest Cédula Catastral. Look for the "Datos de Inscripción" section on the final endorsement page. If you see a multi-digit electronic number, use the Predio search. If you see numbers labeled "Tomo", "Libro", or "Volumen", use the Tomo search.
